We have been using our mature Heart Pine and Southern Pine for restorations and in New York for a long time, but this was new. Jason Howard, Co-founder. “New York call us- we cut out your local middle person, probably two of them.”

Our client saw this structure as a canvas, and while I did not ask him if his family and friends thought he was making a mistake, it is a pretty good bet there were a few. This was not remodel, nor is it as simple as a barn conversion, despite the title. The goal was to incorporate the past, save what could be saved all within the context of conversion. Well done we say, but see for yourself.

New York and Southern Pine

Delivering southern pine to New York has its challenges. First, you guys talk funny. But the real challenge comes when it’s in the city and the logistics of delivery, luckily, we love it. We will have a challenge and it’s very easy to make people happy that can’t get anybody else to do it especially without paying 3 or more times what we charge, and that’s the truth. New York, call us before you spend a fortune on your next restoration, build or add on. Hell, call us just to talk. For the record, these floors are 1x8x12 #2 Heart Pine- ¾ x 6 7/8; kiln dried (dual), tongue and groove with relief, planned smooth and the best value among all solid wood floors, bar-none.

How much of this “barn” would you want to salvage, refinish and put in your new home. Keep in mind this is a turn of the century hotel for chickens, i.e. no central heat or air. It was not a welcoming place, nor did the smells bring back any fond memories. So, my guess is most of us would keep nothing but the land and certainly would not crawl through to salvage doors.

To be clear, the word barn should be used very loosely. “It was 3 chicken coops put together; that is why the widows don’t line up. We never new why until we started the demo” (Owner, Local Artist November 2023). Before we go any further, this property is located about 80 miles from the city, it is extremely desirable, which played a motivating role in this decision.

Are you thinking why don’t they just level the chicken houses? Are you from the south, like me? To be clear, the only thing used in the final project was reclaimed (various) wood and the windows, but the point is that part of history was saved along with the materials. This is part of our philosophy, some might say my soapbox. We are a single use society that over looks real for marketing. You cannot repurpose plastic – and it all ends up in the same place, our landfills.

A very cool bonus– a note from when chickens stilled lived here

Time Capsule. When removing old roof, notes from a young boy saying hello, and giving the date, 1939. The note writer ended up being the uncle of a neighbor, “his nephew thought it was so cool, and thanked us for finding them”. Today the note has a frame, residing in the home of family, which puts the exclamation point on cool.

Southern Pine is not a species- FYI

SYP Direct does not sell “Knotty Pine,” we sell a #2 grade Southern Pine with up to 50% heartwood. What is the difference? two grades cannot be compared grades #2 knotty our #2 southern pine is simply a #2 heart pine. Most situations and in most parts of the country the number two grade represents defects, our number two grade simply represents the lack of 50% Heartwood on the face of the board. The important part of that sentence is the #50% because if it does not meet heart pine standards it becomes #2, our number two grade will contain up to 50% heartwood.

Acclimation in six steps

If the flooring material being installed does not have specific acclimation and conditioning instructions, here are the steps to follow:

Step 1: Make sure that the heating and air conditioning units are in operation at least five days before delivery of the flooring, during installation and after the flooring is installed. If it is not possible for permanent HVAC to be operating before, during and after installation, a temporary system that mimics normal living conditions may enable installation to proceed.

Step 2: Once the facility has been confirmed to be at the expected living condition, proceed with delivery of flooring material. Check the moisture content of the wood flooring as soon as it is received at the job site. Southern Pine and Heart Pine should be at 10%- with a consistent sub floor differential. 

Acclimation about moisture differential

Step 3: Check the moisture content of the sub-floor. The moisture content of the sub-floor should coincide with the temperature and relative humidity of the job-site, based on the temperature, relative humidity and average moisture content chart shown below. This moisture content reading will give you a good idea of where the conditions in the facility are being maintained and allow you to compare to the expected “in-use” conditions.

Step 4: Ensure the flooring material is exposed to the “normal” conditions of the environment in which it is being installed. To accomplish this, break the flooring units into small lots and/or open the flooring packages. Cross-stack the material with spacers between each layer to allow air circulation on all sides of all boards. Start stacking elevated from the subfloor. 

Acclimation is not about time

Acclimate to equilibrium moisture content for as long as it takes. Some species will take much longer to reach equilibrium moisture content than others. It is never a good idea to base acclimation on time alone, but rather on actual moisture content. 

Step 5: If the flooring material cannot be delivered to an adequate jobsite, pre-acclimation, an off-site location can work. The site must be set to mimic the expected conditions of the jobsite. Then deliver the acclimated materials to the jobsite; this is common custom floors. Again, refer to the temperature, relative humidity and moisture content chart to determine ideal conditions.

Step 6: Finally, make sure the flooring and wood subfloor moisture content is within the acceptable range for the jobsite. The subfloor should be within 4 percent for strip and 2 percent for plank wood flooring.

Equilibrium floor and sub floor.

Wood is only acclimated or conditioned once it reaches its equilibrium moisture content for the space in which it is expected to perform. Equilibrium moisture content is based on an “unchanging” environment. After a wood floor has been installed, changing conditions within the environment will change the equilibrium moisture content of the wood floor, ultimately resulting in dimensional change.

What does truckload pricing mean, exactly?

Truckload pricing, while not a set amount of square footage, because all trucks are different and 8′ boards travel different than 14′. Our New Heart Pine and #2 grade from Alabama has no volume discounts anywhere close to these prices- it is not the same product. Both produce quality beyond reproach and choosing, really is a matter of taste.

Truckload pricing- Southern Pine not our Heart Pine

These prices are based on volume and the date of contract price may change based on Chicago Mercantile Exchange, symbol- lum. Why is that important? At height of COVID the price reached 1250 mbf, today the price is 510 mbf after reaching a low of 420 or so. So those projects you investigated two years ago might be more attractive today. Tongue and groove, V-Groove, Ship-lap and even treated KDAT materials including 8′ beams (4×4) for $12.00 each when you order decking. Anything pine- call us now. 

Truckload pricing – Minimum orders

While in theory there is not minimum order the order must be large enough to warrant a dedicated truck, flatbed. We can accommodate you with dedicated truck for, 3000 square feet for example, however transportation becomes LARGER percentage of the total with smaller orders. Here are two examples of the delivered cost per square foot. Two delivered for around $2.00 and another $3.00  the higher price is width, yes but the real increase comes from shipping as it moves from .30 per sq ft on 9000 sq ft to $1.00 on 3000 sq ft. (both equal $3000.00)

  • 9,000 sq ft 1 x 6 x 10 UNTREATED and unfinished – $1.69 per square foot V groove shipped to Idaho, delivered cost under $2.00.
  • 13,200 sq ft 1 x 8 x 12 UNTREATED and unfinished – $1.81 per square foot V groove shipped to Nashville delivered $2.02.
  • 3000 sq feet 1 x 10 x 10 #2 Southern Yellow Pine shipped to Colorado Springs, Colorado- materials- $2.10 delivered cost $3.12. Still an amazing deal, in Colorado.

The Popularity of Black Walnut

Its popularity continues to grow, particularly in the United States where dark tones are trending. According to last year’s Annual Wood Species and Design Survey, administered by the Appalachian Hardwood Manufacturers Inc., walnut was the top choice for bedroom and home office furniture, second in entertainment centers, and third in dining room furniture. Walnut Floors in wide planks surged in popularity during this century, prices have followed seeming to rise every year.

SYP Direct offers Black Walnut floors in unfinished 3/4 solid and unfinished engineered, 3/4 with 6 mm wear layer. Black Walnut floors offer a rich to purplish brown heartwood. The grain varies with the grade but straight grain is the most prevalent. Wavy or curly grain is sometimes present, we see it in the Euro Character grade. Black Walnut floors are tough and hard, they are moderately easy to finish and install, more on that if you are interested.

 

The DIY Suitability of American Black Walnut

It would be hard to overstate the species’ popularity among woodworkers in the United States. Its cooperative working characteristics, coupled with its rich brown coloration puts the wood in a class by itself among temperate-zone hardwoods. To cap it off, the wood also has good dimensional stability, shock resistance, and strength properties. The downside, price, price and price. Some allergies are reported and Walnut doesn’t really stain stain too well, but why would you stain it anyway- that is why you buy it, to see it.

How long does acclimation take?

Asking how long does acclimation take has no honest answer only experience and product knowledge. Acclimation, sometimes called conditioning, is the process of allowing wood to reach its equilibrium moisture content (EMC) within “normal living conditions.” It is also one of the most important steps of hardwood floor installation.

How long does acclimation take? My installer said 2 weeks!

How long does acclimation take?  Acclimation is not about time but moisture content. For example, Southern Pine boards should acclimate to 10% and White Oak to 6%. The first thing we must understand about acclimating a wood floor. Basically, it will absorb (expand) moisture when exposed to high humidity and will expel (shrink) it in low humidity environments. So, acclimation is about getting the boards exposed to your home and stabilizing moisture content.

Why is acclimation important?

Acclimation is defined as when any organism makes ‘adjustments’ designed to improve performance or survival in response to environmental change. Same with your unfinished solid wood floors; acclimation improves performance, i.e. no warping or cupping.

How long does acclimation take & time is money

Time is money and acclimation is a process not time. Wood is only acclimated or conditioned once it reaches its equilibrium moisture content for the space in which it is expected to perform. Equilibrium moisture content is based on an “unchanging” environment. After a wood floor has been installed, changing conditions within the environment will change the equilibrium moisture content of the wood floor, ultimately resulting in dimensional change. In short, it can take some time and professional installers like stuff that takes less time and that they can tear up in 7 years, you know anything not real.

The differences are abundant and easy to spot when comparing boards. White is plain, void of character and 1/2 as hard as Southern Yellow Pine. In our opinion, White pine is good for walls only and should not be considered an option for SYP.

Do we have a local pine installers? No, we have trusted partners but no employees that install our real wood floors. Finding a local pine installer can be a problem, for a number of reasons. From Florida to Maine the question “do we have local installers” frequently opens a first inquiry, call or email.  Our flooring will not finish or install itself; they are great floors not magic floors. Furthermore, a poor finish and your great materials, not so great anymore. Employing local installation professionals nationwide, is not possible. However, promoting our local installation and site finish partners with SYP Direct materials experience.

Holding Local Pine installers accountable

 The Bayou state holds a special place in our heart as both Heather and Jason Howard (founders) are from Louisiana. La. is known as the Sportsman’s Paradise, so lake and bayou houses are a common destination for our floors. In 2017, Kathy Jackson purchased our rustic wide plank knotty pine for her lake house in Louisiana. The family was using a local installer, who assured them he had worked with knotty pine several times. Unfortunately, Kathy did not realize this was not true until they revealed her splotchy floor with “bucket” mark in the middle.

Local Pine InstallersInstalling Southern Pine is so easy, site finishing is, however, an art.

Ego and or an ignorance of Longleaf Pine puts most local installers on the defensive when we “interview” them for our clients. Site finishing and installing Southern Pine is not difficult. However, it requires local installers without experience follow some basic rules. We help them understand that not all pine is created equal. Furthermore, their experience may not be applicable to our floors.  Our sources include local installation professionals, contractors and custom home builders. The number of sources varies from state to state. For example, Montana has one, Pioneer Log and Timber whereas North Carolina has multiple. Colorado has no professionals but some amazing DIY floors, check this one out.  For a professional near you, contact us.

Does pine make good flooring?

Does pine make good flooring? The answer, Southern Pine does and mature Southern Pine makes Heart Pine. Southern Pine has been making good flooring for a very long time. And while we are not going to talk about it right now, pine makes good walls and ceilings too.

Does pine make good floors, yes says the owner of SYP Direct Floors.

Why do I use the phrase of course? In the above paragraph when we say ” for a very long time”, we mean centuries-now that is a lifetime transferable warranty! Some argue pine is too soft, so there pine cannot make good flooring. Wrong, our new Heart Pine has the same Janka rating as Red Oak but that is not the point. What does character mean? Most of the time when you hear something has character it means old, vintage or rustic. Well, our Southern Pine is old but not reclaimed which is where the name New Heart Pine is derived, to distinguish from antique. Southern Pine is not a species, but does pine good flooring?

Southern Pine is not a species but rather a geographic description of where these pine species thrive. Adding yellow, as in Southern Yellow Pine indicates we are talking about the “hard pines”, i.e not White or Red pine. The four main species within the Southern Pine definition are long leaf, lob lolly, short leaf and slash.

Southern Pine has the highest specific gravity of all common structural lumber species, providing superior fastener-holding power and load-bearing capacity. According to SPIB Grading Rules, dense lumber must meet a minimum number of annual growth rings per inch, as well as a minimum portion of each growth ring must be made up of the “late wood” or “summer wood”, the darker part of the growth ring.

What do we mean? Real wood is floor you buy whereas engineered and the rest, a floor cover. Comparing engineered versus real wood floors and you are comparing an investment to a product designed to fail. No matter how you keep score, engineered versus real wood is an unfair comparison. Hailed as a great innovation for homeowners, engineered floors are more popular than ever. Flooring companies love them because of the repeat business, huge margins and time savings compared to real wood.
